If any music artist has leasing rights for a beat then lease rights give the music artist a certain amount of uses per lease. Once the lease runs out then the customer would need to buy another lease for the same beat. It’s all up to you that how many units you want to give out.
Another main thing about a lease is that producer can sell the beat to multiple artists as long as no one buys the exclusive rights to that particular beats. Selling beats on the lease would be good for the producer as he won’t have to take the beat off sale and be able to make more money off of it.
Buying beats on lease cost less to the artist because this is meant for mixtapes and promos. Normally you wouldn’t want to lease a beat for albums, instead of getting lease it would make much more sense to buy the exclusive rights so that another rapper can’t use your beat on their album too.
In a lease, the producer usually would give out an MP3 version of beat with a lesser quality in a comparison of exclusive. Because they don’t want to give the best quality sound in the lease. Of course, exclusive beats equals better sounding material.

Exclusive rights give the music artist sole ownership of the beat. Also, music artist can use unlimited time exclusive licensed beats. Producer of the exclusive beats can’t sell this to anybody else and must take it down from the sale.
An exclusive licensed beat will be more expensive in price in the comparison of lease licensed beat because the artist gets full ownership and can do whatever he pleases to the instrumental.
